Land Division

Conveyancing Matters has the experience and expertise to either  assist with a smaller subdivision of 1 allotment into 2, or manage the whole process for professional property developers of larger land divison estates.

Conveyancing Matters co-ordinates development projects liasing with surveyors, planners, real estate agents, planning authorities, the Land Titles Office and other government bodies, ensureing a timely and hassle-free process from the conception of an idea to the issue of new titles.

Land divisions may result in Torrens Title allotments or Community Title lots depending on the nature of the project, the size of the land, and the provisions of the Planning Acts.  We excel in document preparation and project management.

A typical Land Division process would involve:

Stage 1 - Development Assessment Commission

    * Council Planning Application
    * Survey plan preparation, lodgement and examination
    * SA Water requirements specified
    * Development Assessment Commission Approval

Stage 2 - Lands Titles Office

    * Lands Titles Offfice document preparation & lodgement
    * Plan approval and deposit
    * Community Corporation establishment

Stage 3 - Sale of New Allotments/Lots

      * conveyance of the sale of the new allotments.
